What determines a Nevada care home's value?
A defensible opinion considers normalized earnings, census stability, rate mix, staffing, owner dependence, licensing, property condition, location, and whether the real estate is included.
Normalized earnings adjust reported results for owner labor, personal expenses, unusual items, market rent, and other costs a buyer would reasonably expect after closing. No fixed multiple or price-per-bed figure should be applied without verified market evidence and facility-specific analysis.
Business only, or business plus real estate?
When property is included, the operating business and real estate should be analyzed separately before the combined terms are considered. In a business-only sale, market rent becomes an operating expense and lease quality affects risk.

Is price per licensed bed a useful benchmark?
It is a sanity check, not a valuation method. Two six-bed homes with identical bed counts but different census, rate mix and staffing cost are not worth the same, so per-bed figures should be used to test a number rather than to produce one.
How do Nevada's markets differ?
Each Nevada submarket differs in buyer depth, property values, payer mix, facility supply, and local approval requirements. Current evidence should be reviewed before drawing pricing conclusions.

What is the working census assumption?
Value follows sustained occupancy, not a peak month. A facility that holds occupancy through a full year prices materially better than one that averages the same beds with recurring vacancy, because a buyer underwrites the trough, not the best month.
