Step one: normalise the earnings
Start from reported net profit, add back non-recurring costs and personal expenses, and subtract a market wage for any work the owner performs unpaid.
Step two: review current market evidence
Compare the normalized operating results with relevant, supportable market evidence. Stability, documentation, management dependence, and buyer demand all affect the conclusion.
Step three: value the real estate on its own
If the property is included, it is appraised as residential real estate and added to the business value. If the property is leased, the lease terms are examined instead, because an above-market rent reduces the earnings the multiple is applied to.
What about price per licensed bed?
It is a useful sanity check, not a valuation method. Two homes with the same bed count and very different census and rate mix are not worth the same amount.
Why do two similar homes sell for different prices?
Verifiability, occupancy consistency, staffing cost, condition of the property, endorsements held, and whether the business survives the owner leaving.
