How is the operating business analyzed?
Verified normalized earnings are reviewed alongside census consistency, rates, staffing, management dependence, licensing, and current market evidence. No fixed multiple applies reliably to every facility.

What is normalised net profit?
Net profit after adjusting for a market wage for the owner's own work, removing personal expenses run through the business, and stripping out one-off costs.
An owner who works unpaid shifts is subsidising the earnings. A buyer will pay a caregiver to do that work, so the cost must be added back in before a multiple is applied — otherwise the asking price will not survive due diligence.
How is the real estate valued?
As residential property, on condition, location and comparable sales, then added to the business value. Many Nevada deals sell the business and lease the property to the incoming operator instead.
