What do I need before I go to market?
Three years of financials, a monthly census history, payroll and staffing cost, the current licence and endorsements, inspection history, the lease or property details, and a written schedule of included assets.
- Profit and loss statements, three years plus year to date
- Monthly census by month, showing occupancy patterns rather than a single snapshot
- Resident rate schedule and payer mix
- Payroll register and current staffing roster
- Current Nevada licence and any endorsements
- Survey and inspection history with any corrective actions
- Property deed or lease, and recent capital expenditure
- Schedule of furniture, fixtures, equipment and vehicles included
How is the price set?
The operating business is analyzed using verified normalized earnings and current market evidence, while the real estate is valued separately as property. A fixed multiple should not be applied without support.
Normalising matters. Owner wages, personal expenses run through the business, and one-off costs all have to be adjusted before a multiple means anything.
How do I sell without my staff and residents finding out?
The facility is marketed as a blind profile — market, bed count, performance range — with the address and financial detail released only to buyers who have signed a confidentiality agreement and demonstrated capacity.
Can the buyer take over my licence?
No. Nevada's position is that the facility licence is not transferred to a new owner; the buyer applies for and obtains their own licence to operate. Closing is sequenced around that approval.
This single fact shapes the whole transaction: deposit structure, contingency dates, interim management arrangements and the transition plan all follow from it.
How long does a Las Vegas sale take?
Timing depends on preparation, pricing, buyer qualification, diligence, financing, and licensing. Incomplete records or a delayed licence application can materially extend the process.
